Rental maintenance and turnover repairs

Send the list between tenants, a move-out repair set, or a single maintenance item. Nate reviews it and confirms which items and timing are a fit.

Landlords can bundle turnover, move-out, and small maintenance items into one request. Include the property city, the items, photos, timing, occupancy, and general access notes.

Work rental owners ask about

Rental turnover punch lists — Send the full list between tenants as one request: patching, touch-ups, hardware, trim, and small adjustments. Nate reviews the whole list and says which items he can take on.

Move-out repairs — Move-out repairs usually mean holes from mounts, scuffed walls, damaged doors, and missing hardware. Photos taken right after move-out make the request clearer.

Drywall patching — Nate reviews small-to-moderate drywall damage such as doorknob holes, anchor pull-outs, dents, and hairline cracks, then confirms whether the patch and finish are a fit.

Interior painting and touch-ups — This covers touching up scuffs and patches, repainting doors and trim, and small interior painting jobs. Send the rooms, surfaces, and whether you have the original paint.

Door and lock hardware — Nate looks at doors that stick, rub, or will not latch, plus knob, lever, hinge, and deadbolt hardware swaps. Photos of the edge, latch, and strike plate help most.

Trim and baseboards — Loose, gapped, or damaged baseboards and door or window casing can often be reattached, patched, or replaced in short sections. Describe the room and how much trim is involved.

Landlord maintenance — Individual rental repair items, such as a door that will not latch or a loose railing piece, can be sent as they come up. Say whether the unit is occupied and how access works.

Inspection repair lists — Share the specific line items you want reviewed, not the whole report. Nate confirms which handyman-level items are a fit.

Bundle items into one request

A single list is easier to review than scattered messages. Label each item by room and attach a photo.
